Finding you the Perfect Property

SimpliSearch

The overseas property market is not regulated and unfortunately there are a number of companies out there that do not always take the clients best interests to heart.

If we have selected a property to offer to our clients we are sure that it represents a good investment opportunity according to our criteria.

However you may well be looking for a property that is not one of our selected options. If this is the case then let us become your “buyers agent” and help you find your ideal overseas or UK lifestyle or investment property. We will search a variety of different sources depending on the country and type of property you are looking for.

The “SimpliSearch” Service:

  • Let us complete a full fact find so we understand your criteria and help you clarify your objectives.
  • Following this we will come back with set criteria and a timescale for providing the you with a written report looking at suitable properties, and the investment potential of those properties.
  • We will then discuss the alternatives with you and help you narrow down the options (preferably to one!)
  • We will then discuss your criteria in details with the developer / seller or agent and ask them all the important questions that many clients don't realise to ask.

The cost for this service is:

  • Initial Fee to get us searching for property (can include up to 2 countries) - £500
  • Per additional country that you wish us to check - £250
  • We are able to then accompany you on the viewing trip at a cost that is negotiable but minimum is cost of flights
  • If you decide to purchase a property there is a charge of 2% of the property price (not including tax). This fee is chargeable on reservation of the property and if non refundable should the client decide not to complete the purchase.
  • A further 3% is chargeable on signing of the preliminary contract or at the stage that you pay your first stage payment to the developer.
  • Any commission that would be received by the developer can be deducted from the purchase price or refunded to you (this is often more than 5%)
